Freddie Mac: 30-year mortgage rate rises to 7.28%, up from 7.03% a week earlier

Freddie Mac's Primary Mortgage Market Survey, released October 1, 2026, reports that the 30-year fixed-rate mortgage averaged 7.28%. That is up 0.25 percentage point from 7.03% the previous week. A year earlier, the 30-year rate averaged 6.34%, so the current figure is 0.94 percentage point higher than a year ago. The 15-year fixed-rate mortgage averaged 6.60%, up from 6.42% last week. A year ago it averaged 5.55%. The survey is based on rate data from thousands of loan applications submitted to Freddie Mac through its Loan Product Advisor system by lenders across the country. Freddie Mac publishes it weekly on Thursdays at noon Eastern. Each weekly figure is an average of rates offered from the prior Thursday through Wednesday, so it is not a quote for a single day and an individual borrower's rate can differ. This brief reports Freddie Mac's survey figures only. It does not attribute the change to Treasury yields, Federal Reserve policy or lender spreads, because Freddie Mac's survey data does not establish those causes.
