NAHB’s August Builder-Sentiment Index Rose to 35, Still Below Its Neutral Threshold

The NAHB/Wells Fargo Housing Market Index edged up one point in August. The survey describes single-family builders’ views, not home prices, sales totals, or a forecast for any buyer.

CONFIRMED FACTS The National Association of Home Builders reported that its NAHB/Wells Fargo Housing Market Index rose one point to 35 in August 2026. NAHB describes the index as a monthly survey-based gauge of single-family builders’ views of present sales conditions, expected sales over the next six months, and prospective-buyer traffic. A reading above 50 indicates that more builders view conditions as good than poor. NAHB reported August component readings of 39 for current sales conditions, 43 for expected sales over the next six months, and 23 for prospective-buyer traffic. It also reported that 35% of builders cut prices in August, with an average price reduction of 6%, and that 63% used sales incentives. ANALYSIS The one-point headline increase does not change the survey’s below-50 reading. The separate component measures are more useful than treating the composite as a home-price signal: they show that builders’ near-term expectations were stronger than their reported buyer-traffic reading in this survey. Price cuts and incentives are builder-reported sales practices, not a national measure of transaction prices or a measure of the cost of a specific home. UNKNOWNS AND LIMITS This index is a sentiment survey of single-family builders. It does not measure completed home sales, housing inventory, mortgage rates, existing-home conditions, rents, or price changes for a city or individual property. It cannot establish whether a buyer should purchase, wait, or expect a particular price concession. Those questions require local listings, financing terms, and additional official housing data.
